Hail damage doesn't look like damage

When hail hits a low-slope commercial roof, the visible evidence is often minor: some scuffing, a few dents in metal flashing, granule loss you'd need to be standing on the roof to notice. The damage that matters is usually invisible from the ground and frequently invisible from the roof itself. Impact fractures the membrane or crushes the insulation beneath it, and water begins moving into the roofing system through openings you cannot see.

That water doesn't announce itself. A commercial roof system can absorb moisture for months before the first interior leak appears, and by the time it does, the wet area is far larger than the original impact zone. This is the core problem with waiting: the damage is real on day one, but the proof of it degrades while the extent of it grows.

What the thermal survey actually detects

An aerial thermal survey doesn't see water directly. It sees heat behavior. Wet insulation holds heat longer than dry insulation, so during the right temperature-differential window, flown within the hour after sunset as the roof sheds the day's heat, saturated areas read warmer than the dry field around them. Wait six months and the picture muddies. Moisture has migrated, temporary patches have altered the evidence, and an insurer can reasonably ask how much of what the survey shows predates the storm.
