A quote is not a diagnosis

The decision usually arrives as a number. A roof is leaking, a contractor walks it, and a replacement quote lands on someone's desk with enough zeroes to reach the board. The quote answers what a new roof costs. It doesn't answer the question underneath it: how much of the existing roof has actually failed?

On a large low-slope commercial roof, those are very different questions. Membranes rarely fail uniformly. Water gets in at specific points: a punctured seam, flashing around a rooftop unit, an aging penetration boot, hail impact from a storm two seasons ago. The insulation around each entry point saturates and spreads, but the field of the roof between those areas is often still dry and serviceable. Replacing all of it because part of it is wet is the most expensive available answer to the wrong question.

What moisture mapping changes

An aerial thermal survey maps where moisture actually is, across the entire roof, in one flight. Wet insulation retains heat differently from dry insulation, and during the right cooling window a radiometric thermal camera reads that difference from the air. The result is a moisture map: marked areas of trapped water, each paired with a high-resolution visual reference, over the whole roof rather than the handful of spots a walk-up inspection samples.

That map converts the repair-or-replace argument from opinion to arithmetic. If 15% of the roof reads wet, you are pricing a scoped repair of that 15% plus a monitoring plan for the rest, against a 100% replacement. On a 250,000 square foot roof that comparison is routinely a six-figure difference, and it comes from a survey that takes a couple of hours of flight time and no destructive testing.

Where core samples fit

Thermal mapping and core sampling are complements, not competitors. The thermal survey tells you where to look; a core confirms what the membrane and insulation actually look like at a specific point. The difference is that with the map in hand, you core the five spots that matter instead of drilling blind holes across a quarter-million square feet. A finding that will drive a major repair decision should still be confirmed physically. The survey just makes that confirmation targeted and cheap.

What the decision package looks like

The deliverable that comes out of a moisture survey is built for the people who approve the spend as much as the crew that does the work:

  • The moisture map: every anomaly marked, with affected area quantified against total roof area
  • Visual pairing: an RGB photo of each thermal finding, so nothing rests on a color gradient alone
  • A scoped basis for bids: contractors price the repair of defined wet areas rather than defending a whole-roof number
  • A dated baseline: re-fly the roof next year and compare directly, turning maintenance into monitoring

Owners use this package to decide and to budget. Roofing contractors use the same package to win: a bid backed by an independent moisture map is easier for a customer to approve than one backed by the contractor's own walk-through. When replacement really is the answer

Sometimes the map comes back and most of the roof is wet. That is a useful outcome too. A survey showing widespread saturation ends the debate, supports the capital request with evidence, and, where a storm is the cause, anchors the insurance claim that funds the work. The point of moisture mapping is not that repair always wins. It is that the decision gets made on the actual condition of the actual roof.
